What this does not include
- Design, architectural and engineering fees, usually 5 to 10 percent of construction cost
- Permits and inspections, which vary by jurisdiction and scope
- Appliances, fixtures or finishes you buy and supply yourself
- Furniture, window treatments and decorating
- Somewhere to live or store your things while the work runs
- Lead paint and asbestos abatement, common in homes built before 1978
- Work outside the room being renovated: roofing, masonry, landscaping, driveways
- Financing costs, and sales tax where it is billed separately
This is a planning range, not a quote. The rates come from published Baltimore area contractor pricing and national homeowner spending studies current as of August 2026, and they assume a licensed general contractor doing the whole scope with overhead and profit included. That is why they sit above the averages on home services lead sites, which pool partial scopes and owner supplied labor. The tool does not know your house: access, age, framing, plumbing, electrical service, moisture and your actual finish selections can move the real number outside this range in either direction. Only a site visit and a written scope produce a price anyone can stand behind.
